ma-eum. Two vowels meet with nothing between them, and the second is the lip-flat ㅡ.
maeum
Two blocks, and the join between them is the technical demand: the tongue rises from fully open to high and back while the voice runs continuously, with Korean adding nothing in between.

그분은 마음이 따뜻하세요 attaches the subject particle, so the ㅁ moves forward and the noun becomes ma-eu-mi. Then 따뜻하세요 opens on a tensed ㄸ and fuses a ㅅ batchim with a ㅎ into an aspirated t.
Inserting a glottal stop between the vowels splits the word in half, and English speakers do it automatically, so keep the voice going. Rounding the ㅡ is the other error, producing 'ma-oom' -- the lips must stay spread even with a bilabial nasal on either side of the vowel.
